As a 24-year-old, I’ve diligently studied the strategies of successful real estate investors, aiming to carve a path of long-term prosperity for my family and myself. My journey has been fueled by insights from books like “Rich Dad Poor Dad” by Robert Kiyosaki, interviews with the likes of Phil Ruffin, and invaluable discussions with my broker, Jeff Lange. Three key lessons have resonated with me:

1. Knowledge is Power

Over the past two and a half years, I’ve absorbed a wealth of information from peers, books, and some of the country’s top commercial agents.

Embracing Mistakes

The journey is riddled with potential pitfalls. “What if I lose my investment?” “What if I fail in front of my clients?” These fears are common, but the key is to learn from mistakes and persevere.

2. There is Never A “Right” Time to Start

Waiting for the perfect moment often leads to missed opportunities. The best approach is to harness the knowledge and resources you currently have and take the plunge.

3. My First Purchase: A Lesson in Opportunity and Timing

While scouting retail spaces in NW Wichita with a client, we drove past 5125 N Maize Rd, home to Nancy’s A-Maize-N Sandwiches. As a Maize High School alumnus, I fondly recalled my frequent visits from 2014-2017. The pandemic had hit the restaurant hard, leading Nancy to pivot to catering services.

Curiosity led me to discover that Nancy was contemplating selling the property. Seizing the opportunity, I reached out and arranged a meeting with her, where we discussed her business’s history, her desire to sell, and her future goals. Although my client ultimately chose a different location, Nancy’s property captivated me.

Recognizing the scarcity of vacancies along N Maize Rd and the property’s potential, I began negotiating with Nancy. Despite challenging lending conditions with 9% interest rates, we reached a mutually beneficial agreement involving a mix of bank and seller financing.

Just two weeks after finalizing the purchase I secured a tenant at my projected lease rate.

On February 16th 2024, Mo’s A-Maize-N BBQ & Grill officially opened for business in the thriving town of Maize.

The menu includes items like: Pulled Pork, Chicken, Bologna, Hotlinks, Jalapeño Cheddar links, Smoked Meatloaf, Sandwiches, Burgers and more.

Hours: Mon-Sat 11:00am – 7:00 pm



This experience reinforced the value of knowledge, the necessity of taking risks, and the importance of starting early. At 24, my goal was to build a sustainable income from property investments and reduce my reliance on a single source of income. The acquisition of 5125 N Maize Rd marks the beginning of what will be a series of successful investments.
